> Realy is a Chrome extension and analytics platform that instantly calculates Cash-on-Cash returns, Cap Rates, cash flow, and full ROI metrics for every Zillow listing — turning any property page into an underwriting workspace for real estate investors.

Realy overlays institutional-grade investment math directly on Zillow's listing pages. Investors no longer need to copy data into a spreadsheet to evaluate a property: cap rate, cash-on-cash return, gross rent multiplier, net operating income, monthly cash flow, and 10-year projections are computed in real time using configurable assumptions (down payment, interest rate, vacancy, management, maintenance, insurance, taxes). Properties can be saved to a portfolio for side-by-side comparison and deeper analytics.

- **Cap Rate**: Net Operating Income ÷ Purchase Price
- **Cash-on-Cash Return**: Annual Pre-Tax Cash Flow ÷ Total Cash Invested
- **Gross Rent Multiplier (GRM)**: Purchase Price ÷ Gross Annual Rent
- **Net Operating Income (NOI)**: Gross Rent − Operating Expenses (excluding debt service)
- **Debt Service Coverage Ratio (DSCR)**: NOI ÷ Annual Debt Service

## Frequently asked questions

**Do I need a Zillow account or any login?**
No. Realy reads the public listing page you're already viewing — there's no account linking, no scraping of your Zillow profile, and no signup required to install the extension.

**How does Realy estimate rent and expenses?**
Rent starts from Zillow's Rent Zestimate as a baseline. Expense defaults — taxes, insurance, vacancy, management, maintenance, and CapEx — are layered on as percentages or fixed dollar amounts. Every value is editable per property.

**Can I change the assumptions for my strategy?**
Yes. Down payment, interest rate, loan term, vacancy, property management, repairs, and CapEx reserves are all editable. Set defaults once and Realy applies them across every listing automatically.

**Does it work on Redfin, Realtor.com, or the MLS?**
Today, Realy works on Zillow only. Redfin and Realtor.com support are on the roadmap. MLS integration isn't planned for the current beta.

**Does it work for multifamily, short-term rentals, or flips?**
Realy is built for buy-and-hold long-term rentals — single-family and small multifamily up to 4 units. STR (Airbnb) and flip analysis modes are on the roadmap.

**What about commercial properties?**
Not yet. Realy is focused on residential investment properties (1–4 units). Commercial isn't currently planned.

**What happens to my lifetime access after the beta ends?**
Lifetime means lifetime. The first 100 users who pay $99 get every current feature, every future feature, and every data add-on — at no additional cost, ever.

**Is there a refund if it doesn't work for me?**
Yes — 30-day no-questions-asked refund. Email hello@realy.app within 30 days for a full refund of the $99.
