Getting started

Install once. Open any Zillow search. Realy calculates investment metrics on every listing using your assumptions.

1. Install the free Chrome extension.
2. Go to a Zillow search results page (or a single listing).
3. Click Open Realy Analyzer — or use the sidebar on a listing page.
4. Sign in when prompted to unlock full metrics, share, and sync.

Realy is built for buy-and-hold rentals on Zillow (1–4 units). Numbers are estimates — always verify with your own due diligence.

Open the Analyzer

Two entry points on Zillow: search results open the full dashboard; listing pages open the side panel. On the Zillow homepage (and other non-search pages) a floating guide keeps Realy one click away.

Dashboard

The full Analyzer window: table + map of every listing in your current Zillow search, with live investment metrics.

Layout modes

Table & Map — split view (default). Drag the grip between panes to resize.
Table Only — focus on sorting, filtering, and grouping.
Map Only — geographic scan without the grid.
Switch modes from the Table & Map / Table Only / Map Only control in the toolbar.
Layout choice is saved for next time.

Account & theme

Dark / light theme toggle in the dashboard header.
Account menu: signed-in initials / name, sign out.
Support (chat icon): open the Need help? form — Bug, Wrong data, Feature, Billing, Other; email + message; Send message.

Core surface

Table (AG Grid)

Sort, filter, group, and export every listing with institutional-style grid controls. Default sort: Cash on Cash descending.

Search — “Search zillow listings…” quick-find across listing text.
Export CSV — download the current table view.
Columns — open “Select Table Columns” to show/hide fields.
Calculation Assumptions — open your global deal defaults.
Data modes: Complete / All / Missing Data (with live counts).
Missing Data Column Guide — help icon explains Complete vs Missing, common reasons (price, rent, beds/sqft), hover tips, and red borders on incomplete rows.
Filter chips / column filters — active filters removable; Reset clears all.
Pagination — page size (e.g. 100), range, and page navigation.
Column resize, reorder, and sort — preferences persist.

Columns

Open the column picker to browse by category, search by name, toggle whole categories, star Favorites, and drag-reorder selected columns. Actions and Listing stay locked/pinned.

Property info

Data Status, Address, City, State, Zip, Beds, Baths, Living Area, Home Type, Lot, Listing Type, Status, Lat/Long, and more.

Financial metrics

Cash on Cash, Cap Rate, Cash Flow, Monthly Cashflow, Price, Total Cash Down, Gross Income, Mortgage fields, Down Payment, Closing Costs, Renovation, Loaded Cap Rate, $/ft, Vacancy Months, etc.

Operating expenses

Monthly / Total OpEx, Insurance, Maintenance, Management, RE Taxes, Tax Rate, Utilities, Vacancy Loss, HOA, OpEx+Debt.

Market data

Zestimate, Rent Zestimate, Days on Zillow, Price Change / Reduction, Tax Assessed Value.

Favorites — star any column for quick access in the Favorites group.
Popular columns marked with a 🔥 indicator.
SELECTED panel shows total count; LOCKED vs DRAGGABLE sections with numbered order.
Tip in the modal footer explains starring favorites and popular markers.

Group & aggregate

Row group panel — “Drag here to set row groups” (e.g. City, Home Type, Days On Market).
Numeric aggregations: Avg, Median, Sum, Min, Max, Count (headers show avg(…) when grouped).
Grand total / aggregation row at the bottom of the grid.
Status bar — live aggregations for the current selection / range.
Column filters — operators (Equals, Does not equal, Greater than, Between, Blank, Not blank, …) plus a searchable checkbox list of values.

Grouped table view — Rows grouped with aggregation columns (avg Cash on Cash, Cap Rate, Price, …)

Row actions

Click a row → opens the property analysis panel for that listing.
Analyze — open detailed analysis on Realy web with current assumptions.
View (Detail Url) — open the listing on Zillow.
Data Status — Complete (checkmark) vs Missing; hover for exclusion reason.
Incomplete rows are visually flagged (e.g. red border).

Core surface

Map view

See every listing on a street map, color-coded by the metric you care about. Spot strong and weak deals geographically.

Pins & metrics

Pins colored by the selected metric (default: Cash on Cash), with the % (or value) on each marker.
Choose which numeric column drives pin color / label (searchable list).
Auto-fit bounds to visible properties (accounts for the legend).
Zoom-adaptive markers when the map is dense or zoomed out.
Click a pin ↔ syncs with the table and opens analysis.
Badge when some properties are hidden for missing data (e.g. “1 properties hidden (missing data)”).

Legend & histogram

Legend title shows the active metric and visible count (e.g. “199 of 338 properties”).
Legend ranges — eye icons toggle each ROI / value bucket on or off; Clear resets.
Histogram tab — same ranges as bars by count; click a bar to filter.
Collapse / expand the legend (auto-compacts on narrow screens).
Example CoC bands: >30%, 20–30%, 10–19.99%, 1–9.99%, 0–0.99%, negative bands through <-30%.

Compact card: photo, address, price, rent, cash flow, CoC, Days on Zillow.
Jump to Zillow listing or open Realy analytics from the popup.

Enhanced analysis panel

Opens when you select a property from the table or map. Edit inputs live — metrics recalculate immediately.

View modes

Open the panel position menu (layout icon) to switch modes.
Floating — “Draggable panel anywhere on screen.”
Docked — “Attached beside table or map” (pick Table or Map dock target; desktop width required).
Drawer — “Slide-in panel from the right.”
Mode and dock position are remembered.

Metrics & Quick Edit

Hero card: photo, address, Days on Zillow, beds/baths, sqft, sale & rent $/ft.
Inline edit Price and Rent — live recalc.
Headline metrics: Cash on Cash, Cap Rate, Monthly Cashflow, Annual Cashflow (with help tooltips).
Quick Edit: Price, Property Taxes, Down Payment, Gross Rent.
Purchase Details: Closing Costs, Renovation, Total Cash Required.
Share Property Analytics / View on Zillow from the toolbar.

Income & expenses

Income Analysis Detail — Gross Rent, Units, Vacancy, Vacancy Loss, Effective Gross Income (monthly / annual).
Editable OpEx: Property Taxes, Insurance, Maintenance, Utilities, Management, HOA, Other.
Unit tooltips show how each input is expressed (% of sale, $/mo, months, etc.).

Defaults

Calculation assumptions

Set your strategy once. Realy applies it across every listing in the table, map, and Zillow sidebar.

Open from the dashboard toolbar (Calculation Assumptions), sidebar calculator icon, or web dashboard → Assumptions.
Recurring Expenses — Property Taxes, Maintenance, Insurance, Vacancy, Management Fee, Utilities, HOA, Other (each with unit dropdowns: % of Sale, $ Yearly, Months, % of Gross Rent, $ Monthly, …).
Loan — Interest Rate (%/yr), Down Payment (% or $), Loan Duration (Cash, 10Y, 15Y, 20Y, 30Y).
One Time Expenses — Closing Costs, Renovation ($/sqft or $).
Save Changes (with overflow options) / Save and Close — persist and recalc all listings.
Reset Defaults — restore factory assumption values.
Changes sync across dashboard and Zillow sidebar.

Per-property Quick Edit overrides apply to that deal only. Global assumptions reset the baseline for new listings.

Detailed analysis on Realy.app

Deep underwriting page for a single property (/analytics/[zpid]). Opens from Analyze, Share, or the sidebar CTA — assumptions travel with the link.

Same hero metrics: CoC, Cap Rate, Monthly / Annual Cashflow.
Editable sale price & rent; Quick Edit for taxes, down payment, rent.
Purchase Details, Income Analysis Detail, Operating Expenses, Financial Summary.

Account & usage

Sign in / Sign up — credentials or Google, Facebook, LinkedIn.
Optional signup questionnaire (investor type, markets, budget) — skippable.
Dashboard → Usage & Plan — quotas for property / table / map views and advanced calcs.
Saved Properties and saved Calculation Assumption presets.
Profile — name, email, plan (read-only display).
Enterprise: usage limits with upgrade CTA when a quota is hit.

Common questions

FAQ

Do I need a Zillow account?: No. Realy reads the public listing page you are already viewing. No account linking.
Where does rent come from?: Rent starts from Zillow's Rent Zestimate. Every expense and assumption is editable per property or as a global default.
Does it work on Redfin or Realtor.com?: Today, Zillow only. Other portals are on the roadmap.
What property types are supported?: Buy-and-hold long-term rentals: single-family and small multifamily up to 4 units. STR and flips are on the roadmap.
